December 2025 Summary

Welcome to the December 2025 edition of the Relier Index property market report for Canary Wharf and postcode E14.  On a quarterly basis, we collect a significant volume of data from listings on the most popular property search portals to establish current sales and rental values for one, two and three-bedroom apartments in the postcode. 

We compare data from ‘To Let’ and ‘For Sale’ listings, to ‘Let Agreed’ and ‘Sold Subject to Contract’ listings to establish the difference in value between the two data sets in each market.  ‘To Let’ and ‘Sold Subject to Contract’ figures will provide a more reliable indication of achieved rental values, as the values on these listings will be the last price a property was marketed for when it was let, or sold.

Average Asking Rental Values

Overall (one, two and three-bedroom apartments) rental asking prices stood at £2,767/month in Canary Wharf and E14.

One-bedroom apartments had an average asking price of £2,210/month.

Two-bedroom apartments had an average asking price of £2,922/month.

Three-bedroom apartments had an average asking price of £3,655/month.

Let Agreed Prices 14.82% lower than Asking Prices

The gap between asking prices and let agreed prices increased for the second quarter in succession, from -7.72% in September 2025 to -14.82% in December 2025. In our full report, we examine possible reasons for this significant shift.

Overall, let agreed prices were discounted by 14.82% from asking prices.

One-bedroom let agreed prices were 6.45% lower than asking prices.

Two-bedroom let agreed prices were 15.31% lower than asking prices.

Three-bedroom let agreed prices were 16.55% lower than asking prices.

Average Asking Sales Values

Overall (one, two and three-bedroom apartments) sales asking prices stood at £511,182 in Canary Wharf and E14.

One-bedroom apartments had an average asking price of £415,394.

Two-bedroom apartments had an average asking price of £567,799.

Three-bedroom apartments had an average asking price of £756,950.

Sold Subject to Contract Prices 13.93% Lower Than Asking Prices

Sold subject to contract discounts increased from the previous quarter, with the (overall) nominal figure falling by 1.90% from £448,470 in September 2025, to £439,966 in this quarter.

Overall, sold subject to contract prices were discounted by 13.93% from asking prices.

One-bedroom sold subject to contract prices were 19.03% lower than asking prices.

Two-bedroom sold subject to contract prices were 15.51% lower than asking prices.

Three-bedroom sold subject to contract prices were 1.36% lower than asking prices.

I’ve stayed in Relier properties many times for extended stays. Ben and his team are easy to deal with and have a customer focus. They are flexible and very responsive. Over time when something breaks or is needed they are almost immediate in their response and they incorporate feedback to improve things. The properties at Weston, where I have stayed are in great shape and has all the amenities. WiFi and appliances are excellent quality. Apartments are always clean and well maintained. The location is perfect. Close to the tube, trains and an amazing amount of resturants and bars. I can’t recommend this group and their apartments more highly and I’ve stayed in hundred of airbnb/short term rentals. None better than this.

So far only positive experience ⭐️ I am renting an apartment through Relier on south of London and could definitely recommend the agency.

Being very new to the city, Ben helped me a lot through the whole rental process - from showing the apartments to explaining how to set up the bills and any market nuances.

When something wasn’t working or I had questions, Ben always answered me right away and offered a solution. So really appreciate his help and, would say, you definitely have someone to reach out with Relier.

I stayed in one of Ben’s properties in Canary Wharf and it was a really pleasant stay. The check in process was seamless, the apartment was spotless and the views from the balcony were lovely - I felt like I was on holiday of an evening! 5* highly recommended!

I stayed at the London Bridge property for more than 2 years. During this time, Ben has been extremely helpful in making this a truly 5 star experience. He is just a text away and will do his best to resolve any issue, big or small. The property itself is spacious and perfectly located just next to the station. I really enjoyed it here and will miss my time, All thanks to Ben. Definitely recommend it!

Ben and the team at Relier were excellent every step of the way. We stayed 2 months in their London Bridge property and could not have been happier. If something needed to be fixed the team was on it immediately and they answered any question at a moment's notice. The fully furnished apartment was well kept and spacious for London. The bathrooms were especially nice and there is lots of closet space for clothes. I would definitely recommend the property to friends needing a short term rental.

We needed a place to stay for a month as we were in the process of relocating to a new place. I was heavily pregnant at the time which was only adding to my stress. When I contacted Ben , he replied within a few hours and had the flat ready for us within very short notice. The flat in Canary Wharf was comfortable and had all the amenities that we needed. Clean and tidy and the broadband impressive! These people are professional and know what they're doing. I would happily recommend them and use their services again.
