Welcome to the March 2026 edition of the Relier Index property market report for Canary Wharf and postcode E14. On a quarterly basis, we collect a significant volume of data from listings on the most popular property search portals to establish current sales and rental values for one, two and three-bedroom apartments in the postcode.
We compare data from ‘To Let’ and ‘For Sale’ listings, to ‘Let Agreed’ and ‘Sold Subject to Contract’ listings to establish the difference in value between the two data sets in each market. ‘To Let’ and ‘Sold Subject to Contract’ figures will provide a more reliable indication of achieved rental values, as the values on these listings will be the last price a property was marketed for when it was let, or sold.

Average Asking Rental Values
Overall (one, two and three-bedroom apartments) rental asking prices stood at £2,572/month in Canary Wharf and E14.
One-bedroom apartments had an average asking price of £2,287/month.
Two-bedroom apartments had an average asking price of £2,767/month.
Three-bedroom apartments had an average asking price of £3,351/month.
Let Agreed Prices 5.09% lower than Asking Prices
The gap between asking prices and let agreed prices has decreased significantly this quarter, from -14.82% in December 2025 to -5.09% in March 2025. In our full report, we examine possible reasons for this significant shift.
Overall, let agreed prices were discounted by 5.09% from asking prices.
One-bedroom let agreed prices were 5.34% lower than asking prices.
Two-bedroom let agreed prices were 2.67% lower than asking prices.
Three-bedroom let agreed prices were 0.18% higher than asking prices.
Average Asking Sales Values
Overall (one, two and three-bedroom apartments) sales asking prices stood at £487,654 in Canary Wharf and E14.
One-bedroom apartments had an average asking price of £408,869.
Two-bedroom apartments had an average asking price of £537,943.
Three-bedroom apartments had an average asking price of £687,870.
Sold Subject to Contract Prices 11.29% Lower Than Asking Prices
Sold subject to contract values finished slightly closer to asking prices in this quarter, with the (overall) nominal figure falling by a further 4.60% from £439,966 in December 2025, to £432,618 in this quarter.
Overall, sold subject to contract prices were discounted by 11.29% from asking prices.
One-bedroom sold subject to contract prices were 13.96% lower than asking prices.
Two-bedroom sold subject to contract prices were 11.39% lower than asking prices.
Three-bedroom sold subject to contract prices were 9.23% lower than asking prices.
