Pre Tenancy

We will also make sure, as referenced in our article ‘Do I Need to Furnish My Property’, that the property is not ‘over furnished’ and that small electrical appliances are removed form the property before a tenant moves in. This will save maintenance and replacement costs further down the line.
Experienced Staff
Our experienced team plays a key role in tenant selection, not just by reviewing applications, but by engaging directly with prospective tenants during viewings and negotiations. These personal interactions often provide context that referencing alone may not reveal, particularly when applicants are first-time renters or have limited rental history. While referencing is useful, it’s not infallible, and landlord references can sometimes be inconsistent. We take a fair and holistic approach, combining objective checks with professional insight to help our landlord make an informed and balanced decision.
During the Tenancy
During the tenancy, regular maintenance inspections should be undertaken, checking for leaks in all wet areas, electrical faults and appliance condition and maintenance as well as the general upkeep of the property. We will draw the attention of the tenant to anything we feel needs addressing, or advise them on areas that if not rectified, may be areas for consideration when it comes to charging against their deposit.
Where we can rectify a small maintenance issue ourselves, without the need to pay a contractor, we will. Where we cannot, dealing with reactive maintenance and using reliable contractors who represent good value for money is also important, as referenced in our article ‘How Much Are Typical Maintenance Costs?’.
Post Tenancy
Ensuring that a professional inventory check in and schedule of condition is taken at the beginning of the tenancy is crucial in identifying any damage done during the tenancy which goes beyond fair wear and tear. An inventory check in and check out costs the landlord about £250.00 in total, but it protects you against being unable to claim back for any damage from the tenants deposit. We aim to keep tenant damage to a minimum and we are very fair when calculating tenant costs, but we do ensure that the landlord is compensated fairly for any damage that might have been done. If there is a dispute, the case will go to arbitration using the mydeposits.co.uk scheme, however it very rarely gets this far.
