Tenants will typically sign a 12 month contract to begin with. Break clauses have become less and less prevalent during initial terms as the market has grown increasingly competitive. Whilst it is common for tenants to leave after the initial 12 month contracts, often, they will extend into a second and sometimes a third term, with extensions beyond that comparatively rare. The notable exception to this would be students, who generally only stay for the initial term of their contract.
The tenant base in the area being relatively young, affluent and ambitious, their housing requirements tend to evolve relatively quickly. Many will move from renting into home ownership having established their career, some will meet partners and look to move to different areas with them or to upgrade on the property that they were living in alone. Others are only in the country for a defined period of time and return home within a year or two.
Based on the length of tenancies we have managed over the past four years, the average length of tenancy has been 21 months, with studios and one bedroom apartments at an average of 19 months and two and three bedroom apartments at an average of 26 months.
